We research each property using multiple public and listing-oriented sources. Our team prioritizes the areas where our users are searching so the data stays current and detailed. Your score is a weighted combination of seven factors you control. You assign each factor a share of importance (the seven weights add up to 100%). Each factor is scored from 0–100 based on the data we have for that property. Your total score is the sum of (factor score × your weight for that factor) for all seven factors. So a factor you weight 25% has four times the impact of one you weight about 6%. You can see the breakdown for every property in your analysis.
(1) School quality — district and school performance and ratings. (2) Value for money — price relative to size and local norms. (3) Lot size and light — lot size and how it relates to the home. (4) Home age — year built; newer and well-maintained or historic homes can score well. (5) Condition and systems — age and inferred condition of the home. (6) Community diversity — diversity and demographic context of the area. (7) Commute access — travel time to common destinations. Each factor is scored using the same 0–100 scale; your weights decide how much each one matters in your total score.
We use a research process that draws on multiple categories of sources: county and municipal property records, public listing and sale data, school and district information, local government and community sources, and other data that buyers typically care about. We don't rely on a single feed. We combine and cross-check so we can keep quality high and adapt if any particular source changes or goes away.
We focus our research effort on the geographies where our users are actively searching. That way we can keep those areas deep and up to date instead of spreading thin everywhere. We use several types of sources for each factor and align on property identity (address, parcel, etc.) so we're comparing the same property across sources. When we can't get reliable data for a factor, we say so in the analysis rather than guessing.
