Custom RAAM is built first for homebuyers doing their own research. Buyers set weights, score listings, compare neighborhoods, and decide what matters to them. That consumer product stays fully featured — schools, commute, condition, value, community factors, AI reports, and the rest.
This hub is for licensed salespeople and brokers who may receive a RAAM link, blurb, or property report from a client — or who want to point a client to DIY research tools. It is educational sharing guidance, not a fair-housing safe harbor and not legal advice. Follow your brokerage policy and, when unsure, ask your broker or counsel.
What Custom RAAM is (for your clients)
RAAM scores properties against a buyer’s own priorities. It is a structured fit summary: data plus weights the buyer chose. Methodology already states what the number is not — not an appraisal, not an inspection, not a buy recommendation. Buyers use it before tours, between open houses, and when preparing questions for you.
When a client shares a blurb or report, they are usually handing you a preference brief: which factors they weighted, which towns they listed, and how a listing scored against that model. Treat that as the client’s research homework, not as your firm’s professional opinion unless you independently adopt it.
What this hub is for
Licensed professionals often hear two conflicting messages: “never talk about schools or neighborhoods” and “clients expect guidance.” In practice, pointing clients to objective third-party research and letting them decide for themselves has long been the safer pattern than volunteering subjective judgments — especially about who lives where.

What we never claim
- We do not certify that sharing RAAM keeps your license safe in every jurisdiction.
- We do not replace your brokerage’s fair-housing training, MLS rules, or NAR Code of Ethics obligations (if you are a REALTOR®).
- We do not ask you to neuter the buyer product. Buyers may research freely; your risk posture is about how you share and how you interpret, not about deleting consumer tools.
- We do not provide attorney opinions. Sample scripts are labeled SAMPLE.
