How to read the map
- Buyer DIY — what consumers may keep using on their own.
- Agent: generally OK — equal, non-discriminatory referral or acknowledgment patterns.
- Agent: avoid — behaviors that raise fair-housing, ethics, or misrepresentation risk.
Feature map
School Quality
- Buyer DIY: Full use — weights, scores, town or listing school signals.
- Agent: generally OK: Point the client to RAAM plus district or state school sources for their own review; share the same kind of resource with every client; stay factual.
- Agent: avoid: Subjective “good/bad for people like you”; unequal school briefings; using schools as coded talk about who lives in an area.
Community Diversity
- Buyer DIY: Full use — buyers may weight community factors privately.
- Agent: generally OK: Acknowledge that the client does their own research; share the overall DIY tool without walking composition bars; decline to interpret racial, ethnic, religious, or national-origin composition.
- Agent: avoid: Explaining racial/ethnic diversity score bars as guidance; filtering showings by diversity score; saying an area has the “right demographics.”
Preferred and excluded towns
- Buyer DIY: Buyer-set lists are fine as personal preferences.
- Agent: generally OK: Search on objective criteria the client states (budget, commute, property type, named towns justified by those reasons).
- Agent: avoid: Proposing excludes or targets based on who lives there; treating a diversity-driven town list as your steering plan.
Property reports and realtor blurb

- Agent: generally OK: Receive a preference brief; focus on objective weights (schools as a priority, commute, condition, value, beds/budget); reply with the sample acknowledgment on the Sharing Script page.
- Agent: avoid: Treating Community Diversity weight as a showing instruction; presenting the report as your firm’s appraisal.
Deep Analysis, Chat, Compare, Scenario-style verdicts
- Buyer DIY: Full use of AI decision-support language on the consumer side.
- Agent: generally OK: Let the client use those tools privately; discuss process, inspections, and offer strategy using your own professional judgment and required disclosures.
- Agent: avoid: Adopting APPROVED / EXCLUDED / eliminate-now style verdicts as your recommendation; implying the AI speaks for your license.
Worth estimates
- Buyer DIY: Full use with on-page “not an appraisal” framing.
- Agent: generally OK: Remind the client it is a starting range, not a licensed appraisal; suggest an appraiser when a formal value is needed.

- Agent: generally OK: Discuss market conditions factually and evenly.
- Agent: avoid: Tying market stats to protected-class narratives about who “belongs” in an area.
Practical workflow for agents
- Client builds or already has a RAAM profile (buyer side).
- You share or receive a link with a sample disclaimer.
- You extract objective search criteria for MLS work.
- You leave demographic composition interpretation to the client’s private research — you do not operationalize it as steering.
- You never replace inspectors or appraisers with a screenshot of a score.
