Custom RAAM Valuation
Custom RAAM is the core tool on the site. It turns "what matters to me about where I live" into a reusable scoring model that works across markets, neighborhoods, and specific properties.
The core idea
Most real-estate scores are one-size-fits-all. A single number rolls up cost, schools, commute, weather, and whatever else the model weighs — on somebody else's weights. Custom RAAM inverts that: you set the weights, and every place the site scores gets scored against your version of "good."
The workflow
- Build your profile. Start at Building your profile and complete four short steps — profile basics, weights, requirements, review. You can revise any of it later.
- Score something. With a profile saved, any market, neighborhood, or specific property gets scored relative to your weights. Paste a listing URL on your Dashboard, or run a fast Quick Score on any Zillow link.
- Go deeper. Use Deep Analysis for a long-form, 12-section read on a specific property. Use Advisor for a persona-driven expert chat when you have a specific question.
- Compare. Put two to five properties side by side with Compare. The output is a shareable Comparison Report.
- Save. Everything you score lands on your Dashboard and can be grouped into Wishlists.
Reading a Custom RAAM score
A RAAM score is between 0 and 100 and is always relative to your profile. A 72 on your profile and a 72 on someone else's are not the same number — they encode different priorities. That's the point.
Score bands used site-wide:
- 80+ — strong fit.
- 60–79 — solid, worth comparing against alternatives.
- 40–59 — mixed; look at the factor breakdown to see which factor is pulling the score down.
- Below 40 — not a fit against the current profile.

Common questions
- Do I need to build a profile to try it? No — Quick Score lets you see what the tool looks like anonymously. You'll need a profile for real scores.
- Can I have more than one profile? One profile per account. Change your weights any time; everything you've already scored re-scores automatically.
- Does Custom RAAM see my data? Only what you type into your profile and the properties you choose to score. See the privacy policy for details.
